We are honored to have you here.

This renovation was a special and very rare restoration project for our team, and we are so honored to have the opportunity to share it with you. We think this place is a special historic gem and hope that you will enjoy it so much that you want to make it an annual tradition to come visit.

We’ve also included some tips about the house, friendly reminders, and checkout instructions. There are lots of little notes and things all over the property to help make things convenient and user-friendly for you.

With that, please let us know if you need clarity on anything or if you need suggestions or have questions. We are here to help!

House Guide

Refrigerator
If upon arrival you stock it full with a bunch of room temperature beverages, expect it to take a full 24 hours to cool everything sufficiently.

Household Goods
The owners and prior guests have stocked and restocked all sorts of household items for your use during your stay from laundry and dishwasher pods to trash bags and foil etc. All we ask is if you happen to use the very last of something please consider restocking it for the next guest.

Standby Automatic Generator
If the power goes out, 15 seconds later the generator will automatically kick it on.  Also, it runs an exercise/test every Monday at 12 noon.

Automatic Dehumidifer
To ensure you sleep like a rockstar, not only do we provide white noise makers in every room, but we have a dehumidifier in the attic. This is a rare amenity in a beach house and will help you achieve amazingly restful sleep!

AC
There is a traditional unit upstairs, and it is on a schedule of going down two degrees during sleeping hours and then up during the day when most folks are out.  But adjust the thermostat to your comfort.  The one wall unit downstairs is for the main living area only.  Note that it is not unusual for it to feel cooler downstairs than what you see on the thermostat.  This is because the unit is very efficient, and also due to the fact there is a dehumidifier running under your feet in the crawl space.

Patios
The porches are the best feature on this house!  In fact in the late 1960s, the back porch on this house was “THE” place to be on this beach.  They played cards and ate boiled shrimp and watched sunsets.  We encourage you to enjoy the porches to the fullest, while also avoiding Tarzan voices after 9 pm at night, out of courtesy for the neighbors.

We have a “house” collection of all sorts of things.  Missing your favorite?  The dollar store or Ace Hardware right up the street probably have it. Want to leave something for the next guest to enjoy? They will appreciate it!

Shoes Off at the Doors
We kindly ask that you kick off flip flops prior to coming in the house.  Trust us, it will enhance your vacation!

Going to and from the Beach
We suggest you use the back door and driveway fence gate to come and go from the beach. That way you have the Bahama coral area to triage sandy beach equipment and use the exterior shower and hose to wash off. Further, you may want to come right in and shower again in the downstairs bathroom.

Thank you for washing off sand when coming back from the beach prior to coming in the house.

Shopping

Walk to Breakfast for Dine-On-The-Deck or Take-Out
From Spring thru the Fall you will not want to miss visiting Thomas Donuts, a quick 4-minute walk from the beach house. They feature whatever kind of breakfast sandwich your little heart desires and much more.  You also will want to walk there in the evenings for some amazing ice cream. 

Local tip:  call in your breakfast order and upon arrival go straight around to the corner pick-up window to pay.  The lines to order there onsite are quite long!

The Carousel Supermarket!
Locally owned and operated, you will love this charming little grocery and the locals who run it. Everything you need and then some. They also feature an amazing wine shop with a reputation of having the very best wine selection on the west end of the beach (and most agree reasonably priced).  They also have a “package” store for liquor, and a gift shop with clothing, home décor, jewelry, and more.

5 stars on Google! Located less than ½ a mile from the beach house on Hwy 98..

Captain Anderson’s
Your traditional fishing house right on a marina. The best.

Restaurants at The Shops at 30Avenue
Drive 10 minutes west and you will find the upscale shops and restaurants at 30Avenue, such as the family oriented Amici 30A Italian Kitchen.

Hook’d Pier Bar and Grill at Pier Park
A quick seven miles east is Pier Park where you will find a plethora of shopping and restaurants and a ferris wheel.  Across the street is Hook’d which has good fish tacos and an even more amazing view!

Sharky’s Beachfront Restaurant
Drive 10-20 minutes east (depending on traffic) to the “madness” of Panama City Beach and check out Sharky’s, a local and tourist favorite for 35+ years.

Local Tip-park in the lot across the street.  Walk straight to the lounge area which is first-come-first serve at the bar and high-tops.  The waitlist for a table can be quite long.

For “Foodies”

There are LOTS of options, many of these you saw in my email in advance as it helps to make reservations.
But it never hurts to check last minute.

Inlet Beach 6 miles. A high-end memorable culinary experience

Pescado Seafood Grill and Rooftop Bar
Rosemary Beach 6 miles away. A champagne brunch favorite!

Havana Beach Bar & Grill
Rosemary Beach 6 miles. Amazing speak easy ambiance with awesome cocktails and hors d'oeuvres at the bar, or be seated for dinner.  (Note: you may want to call first to be sure it’s not booked for a private party event or for some other reason is not open to the public.)

Gallion’s
Rosemary Beach 6 miles.  A party for your taste buds!  Must try the crab claw appetizer drenched in garlic butter!

The Citizen
Alys Beach 7 miles away. Show up early for a craft cocktail while you wait, no reservations.

The Perfect Pig
Santa Rose Beach 14 miles away.  An Ashley favorite!.

The Red Bar
awesome food in an eclectic setting.  A little farther away in Grayton Beach, an old historic fishing community

Drive Over the Bay
If you feel like going out for a drive and exploring the area, set your navigation to head to “Uncle Ernies” (about a 25 minute drive most days) which will take you to the marina in Panama City. Get there in plenty of time before sunset to the upstairs deck lounge area where they usually have a guy or gal playing acoustic tunes.  After the sunsets stay right there at the bar and order some grouper!

House Rules

No House Parties Please
Although we want you to sleep like a rockstar, we don’t want you to party like a rockstar. And please, no loud Tarzan-like voices on the porches between 9 pm – 9 am.  Under no circumstances can we accommodate bachelor or bachelorette parties or other house party type groups.  For full disclosure, we do have security cameras on the outdoor entrances.

Check-in and Check-Out
Check-In is after 4 pm and Check-Out by 10 am and note we are Central Time Zone.

Non-Smoking Property
Thank you for not smoking indoors.  You may smoke outdoors, at least 50 feet from the entry doors and using suitable containers for disposing of ashes and debris

Maximum Guests
Our property occupancy is for a max of 6 guests. We kindly ask that only reserved overnight guests enter the property, no strangers please. A wild raucous party would be grounds for an early check-out with no refund.  We have never had this happen, as our property is a magnet for the very best guests. 🙂

Adults & “Big Kids” Only
Must be minimum age 30 to book our property, and must be present during the entire stay (no third-party rentals allowed). As disclosed at the time of booking, the home is not child safety-proofed. Any minors must be supervised by a parent or responsible adult at all times while on site. 

No Visiting Animals
We unfortunately cannot accommodate visiting animals of any kind. This means no pets, no service animals, no emotional support animals.  For those with allergies, know that there have never been any animals of any kind in any of the sleeping rooms. Additionally, our HVAC ducts are cleaned once each year. It is important to us that we maintain a hypo-allergenic environment in all sleeping rooms to meet the health needs of all guests.

Provided at the time of booking. No refunds for early checkouts.

Departure Day Checklist

Generally speaking, leave things as you found them please. 

BEDS
Please do not strip the beds.  Our Housekeeping team specifically requests that you leave them as you found them.

BEACH & BATH TOWELS
If the evening before departure you could wash the beach towels and return to the rack by the back door that would be helpful!  And if you want to keep on doing loads of towels the night before we won’t complain about that either! We thank you and our Rockstar Housekeeping Team thanks you! Any bath linens needing to be laundered upon departure, leave in floors of the showers (please no wet towels left on hardwood floors or on bedding).

FOOD
Unused food/beverages:  If you have unprepared/unused packaged food remaining, feel free to leave in the frig or on the counter, as we will share it with seniors that live on our street or members of our house maintenance team.

DISHES
Please throw out any items stored in dishes and put the dishes in the dishwasher. After all dirty dishes are loaded, start it prior to departure please.

STOVE
Make sure the stove burners and oven are OFF.

GRILL OUTSIDE
Make sure (if used) it’s OFF.

BEACH GEAR
Please rinse crusty sand off beach gear and return it to the vintage fishing shed. If you have additional toys etc you purchased here that you want to leave behind as a contribution to the house collection, I am sure the next guest will enjoy it!

LEFTOVER SUNSCREEN
Sunscreen expires, so if you have some to share with the next guests, leave on the shelf by the back door.

TV
Please sign out of apps, and if anyone messed with the wires for gaming, etc, please fix the wires and return to its prior settings as a courtesy for the next guest.

BEACH FENCE GATE DRIVEWAY SIDE
Make sure it is closed.

LOCK UP
Lock back door and front door and text us to let us know you’ve departed.
